We begin by meeting with your key stakeholders, both virtually or face to face, to understand your business, your ambitions and the opportunity ahead. This stage creates a shared understanding of the project and establishes the foundations for a clear, collaborative and successful delivery journey.

Explore

We take time to understand your vision, business objectives and future growth plans. We review any initial ideas, studies or project work already completed and build a deeper understanding of your organisation, operations and long-term ambitions.

Understand

We assess your current position, including the key challenges, risks and potential barriers to success. We explore your project drivers, programme expectations, initial budget parameters, preferred procurement route, governance structure and the strengths or gaps within the wider project team.

Align

We work with you to agree the right approach for the project. Together, we define the high-level objectives, priorities, milestones, stakeholder involvement and next steps, ensuring everyone is aligned before the project moves forward.

We bring your key stakeholders together with our design and planning teams to develop a clear, detailed and fully aligned project brief. This stage turns the initial vision into a defined set of requirements, supported by a thorough understanding of the site, existing infrastructure, operational needs and delivery constraints.

Consult

We hold detailed briefing workshops to confirm your key objectives and define what project success looks like. We explore the main design considerations, operational requirements and the workflows of your people, processes and materials to ensure the project brief reflects how your organisation needs to operate now and in the future.

Survey

We obtain and review all available building and site information before assessing the existing facilities, infrastructure and utilities. Our team considers building condition, capacity, access, delivery constraints and project risks, creating an initial high-level feasibility assessment and identifying any further investigations that may be required.

Document

We bring the information gathered during the Discover and Define stages into the first draft of our Understanding Client Requirements document. We review this with you, incorporate your feedback and issue the final document for approval. 

Once the requirements are agreed, we define the scope and fees for concept design, providing a clear basis to proceed to Stage 3.

Using the detailed brief captured within the Understanding Client Requirements document, we begin developing the concept design. Through a series of virtual and face-to-face workshops, we work collaboratively with you to review progress, test ideas and guide the design towards the right solution.

Plan

We review occupancy levels and the movement of people, materials and processes to define the requirements for each area. Using the agreed project brief and existing site information, we create initial test-fit layouts before developing two or three concept options for review. These options allow us to explore different approaches and assess how effectively each one meets your operational, spatial and commercial objectives.

Model

We bring the proposed environments to life through 3D visualisations, helping you and your stakeholders understand the scale, layout and overall design direction. We also develop initial design schemes that establish the look and feel of the project and provide the foundation for the finishes and specification work undertaken during Stage 4.

Budget

We develop and refine the project budget throughout the concept design process. This includes comparing layout options and different levels of specification, such as bronze, silver and gold, to help you understand the relationship between investment, performance and finish. This progressive approach supports informed decisions and keeps the developing design aligned with your budget expectations.

At the end of this stage, we agree the scope and fees for the detailed technical and engineering design, providing a clear and approved basis to proceed to Stage 4.

Through a combination of collaborative workshops with your team and focused internal development by our design, technical and engineering teams, we progress the approved concept into a fully coordinated detailed design.

Alongside this, we prepare a comprehensive fixed-cost proposal, giving you clarity on the final design, scope, programme and investment required before moving into delivery.

Develop

We finalise the layout and develop the agreed design direction in full. This includes detailed design schemes, finishes, materials and updated 3D visualisations, providing a clear and accurate representation of the proposed environment.

Engineer

Our technical and engineering teams coordinate the information required to deliver the project. This includes general arrangement drawings, structural design, mechanical and electrical design, process design, equipment layouts and schedules, together with the interfaces between each discipline.

Scope

We define the complete scope of works and prepare a detailed delivery programme. The cost plan is developed into an itemised fixed-cost proposal, supported by a draft build contract that clearly sets out the responsibilities, inclusions and basis of delivery.

At the end of this stage, we agree the final scope, programme and fixed-cost contract, providing a clear and approved basis to proceed into construction.

With the design, scope, programme and fixed cost agreed, ParkLaine takes full responsibility for delivering your facility.

Our project team manages every aspect of mobilisation, procurement, construction, compliance, commissioning and handover, giving you a single accountable partner throughout.

Build

We complete the final construction information, mobilise the site and manage procurement, construction and fit-out. Our team coordinates all trades and suppliers, maintaining control of quality, programme, cost and health and safety.

We hold weekly progress meetings and issue clear reports to key stakeholders, keeping you informed on progress, programme, cost and decisions while ensuring risks are identified and addressed quickly.

Commission

We test and commission the mechanical, electrical and specialist systems to confirm the facility performs as intended. Where required, we also coordinate validation, certification and performance testing.

Handover

We complete final inspections, issue the relevant operation and maintenance information and support your team with familiarisation, move-in and set-up.
