ParkLaine was appointed to deliver a comprehensive welfare refurbishment and building infrastructure upgrade for a private global petrochemical organisation at Building 25.

The project involved the refurbishment and reconfiguration of outdated toilet, shower, changing and accessible welfare facilities, alongside the replacement and upgrade of the building’s existing water systems. The works were driven by the need to improve the quality, safety and usability of the welfare spaces, while also addressing ongoing water system performance and legionella management requirements.

The Brief

The brief centred on the refurbishment and reconfiguration of welfare facilities within Building 25 for a private global petrochemical organisation.

The existing toilet, shower and changing areas had become dated and no longer reflected the standard of facilities required for employees and visitors. In addition, the building’s ageing water infrastructure required significant upgrade works to improve reliability, performance and long-term water hygiene management.

The client required a turnkey solution that would modernise the welfare facilities while carefully managing works within a live operational environment. The scope included the refurbishment of toilet, shower and changing areas, accessible welfare provision, upgraded lighting and ventilation, new sanitaryware, cubicles, lockers, finishes and flooring, together with the replacement of water distribution pipework, plant, controls and associated mechanical and electrical infrastructure.

The Solution

ParkLaine delivered a fully coordinated refurbishment and infrastructure upgrade programme across the Building 25 welfare facilities.

The works included the strip-out and replacement of existing toilet, shower and changing areas, followed by the installation of new cubicles, sanitaryware, wash troughs, lockers, ceilings, lighting, ventilation, flooring, wall finishes, doors and accessible facilities. The completed spaces provide a cleaner, more contemporary and durable environment for day-to-day use by employees and visitors.

Alongside the welfare refurbishment, ParkLaine also delivered a major upgrade to the building’s water systems. This included new primary plant, Cat 5 system works, pumps, distribution pipework, controls, commissioning, BMS interface works, electrical supplies and associated fire compartmentation works. The upgraded system was designed to improve water safety, reliability and operational performance, while supporting the long-term needs of the facility.

The completed project brought together internal refurbishment, mechanical infrastructure, electrical works, controls, compliance and project management into one coordinated delivery programme, providing the client with modern welfare facilities and a more robust building water system.
