Oakley Food Projects - Workspace Design Concept

ParkLaine developed a coordinated workspace design concept for Oakley Food Projects at Unit 12 Beenham Grange in Beenham, Reading.

The proposal set out to transform a 399 sq m shell space into a flexible Cat B workplace combining open-plan offices, private workspaces, meeting and boardroom facilities, staff welfare, breakout areas and warehouse support. The concept balances the practical needs of a food-sector operation with a more engaging, people-focused working environment.

The Brief

Oakley Food Projects required a complete building fit-out at Unit 12 Beenham Grange, creating a professional workplace within a mixed office and warehouse setting. The brief brought together open-plan workstations, private offices, meeting and boardroom facilities, a folding room divider, breakout and games areas, kitchen and tea point facilities, toilets and showers, and adjacent warehouse, goods-in and storage functions.

Because the building needed to support both focused office work and practical operational activity, the design required a clear relationship between the office and warehouse zones, efficient circulation and durable, low-maintenance finishes. The proposal also aimed to strengthen Oakley’s brand presence through internal graphics, display points, glazed partitions and a consistent material palette, within a fast-track programme.

The Solution

ParkLaine developed a Cat B fit-out concept that gives the shell space a clear hierarchy and a more engaging arrival experience. The office zone is organised around an open central workspace with bench-style workstations, supported by enclosed offices and meeting rooms to provide a mix of focused and collaborative settings. Full-height glazed partitions create visual connections between spaces, while a folding acoustic wall allows the boardroom to adapt for different uses.

Deep blue and charcoal accents reflect Oakley’s visual identity and are balanced with warm timber furniture, light neutral walls, grey flooring and integrated planting. Branded graphics, Oakley signage, framed artwork and the “Work Hard ... Play Hard” statement bring energy to the workplace, while the kitchen and informal breakout areas create social spaces for staff to meet, pause and recharge.

Operational areas remain practical and legible, with clear separation for goods-in, storage and warehouse racking. Staff welfare is supported through dedicated toilet and shower facilities, while coordinated lighting, power, data, AV, HVAC and fire-detection allowances provide the infrastructure for a fully functioning workplace.

At 399 sq m / 4,300 sq ft, the concept provides Oakley Food Projects with a flexible, brand-led workplace that balances operational efficiency with collaboration, wellbeing and a stronger employee experience. The coordinated cost plan creates a clear route from shell space to a finished Cat B environment ready to progress to delivery.
