What is a CAT A fit-out?

A CAT A fit-out provides a basic standard of finish throughout the empty internal shell of the building (Shell and Core). The finish will mostly be very simple and industrial. This would be the standard of space that landlords would typically lease out, leaving it to the incoming tenants to complete the interior design and build of their workspace in the form of a CAT B fit-out.

It’s worth bearing in mind that the landlord may request at the end of the tenancy that the space is returned back to the CAT A form. This is known as dilapidations.

Cat A fit-out typically includes the following:

  • Raised floors and suspended ceilings (with a basic finish)
  • Basic mechanical and electrical services
  • Fire detection services and smoke alarms
  • Air-conditioning and ventilation (HVAC)
  • Basic internal finishes

What is a Cat B fit-out?
